Construction covers a building's core and shell — the structure, foundation, and building envelope. Fit-out covers the interior finishing and layout once that shell exists — walls, floors, ceilings, and furnishings. MEP (mechanical, electrical, plumbing) covers the technical systems that run through both, including HVAC, power, lighting, and water/drainage. LAADS offers all three under one contract, which removes the coordination gaps that come from hiring separate specialists for each.
MEP works generally require sign-off from Dubai Civil Defence (fire and life safety systems), DEWA (electrical and water connections), and Dubai Municipality or the relevant free zone authority for final inspection. We coordinate these approvals directly as part of our MEP scope.
Our process follows five stages: (1) initial consultation to understand your space, budget, and timeline, (2) design and technical drawings, including MEP coordination, (3) authority approvals and permits, (4) construction and fit-out execution with regular progress updates, and (5) final inspection, snagging, and handover — followed by our defects liability period.
